  After becoming an Energy Trust Ally and  S.T.A.R. Earth Advantage member  my awareness has grown towards  the value of what is  just out my  front door.  Trips to far off mtn tops , deep gorge valleys and ancient European pilgrimages  will certainly be more carefully considered and probably will become much longer adventures.

The brilliant concepts envisioned at Villabois in Wilsonville 16 miles south of the inner core of Portland is still in the making , but provides many hopeful solutions toward  creating from scratch a potentially  rich diverse healthy community lifestyle.

 Creating 160 acres of parks and open space is a good start. As  is the shuttle to a soon to be active  WES MAX route to Beaverton and downtown .  Talk about creating location!  The  absolutely wonderful Preservation of existing trees , deep  setbacks and excellent positioning surrounding small green spaces  create a  feeling of small country manors out of zero lot line single family homes.

 The self proclaimed   Grand Piazza  central core is liberally stacked with  Mixed Use & Apartments, Row Houses, Condo’s with townhouses above sport truly eclectic  European,  Eco Industrial and a American Traditional Fusion mixes of architectural styling.   The core is literally surrounded by a vast network of branch  small enclaves of zero lot single family homes with back alleys on the perimeter of the 550 acre site.

 Costa Pacific brought over from  Orenco station their brilliant Row House designes  with   Bolder  Tuscan Exteriors. The three story townhouse plans really work  with great superb flow and functionality.  Warm , subtle lighting, with access to three outdoor living spaces, great textures, hues and geometrics with clever alcoves down to a potential elevator and -I touch plug -in speak system.  The two car garage is a convenient 1/2 flight of stairs up to a gourmet kitchen.

Portland Oregon Homes Very Best Friend- Energy Trust is Totally Amazing -

Cameron pulled up to  my house right on time . I met him at the door he in his getup bib and satchel with all the goods. He was  ready to  a lot of crawling and peaking in my attic, crawl spaces and peak into the wall for insulation levels in my 1958 One Level + Ranch home.  R-38, 11 and 30 all blend into one number that spoke clearly the need to increase the R’s – big time. Energy Trust, Oregon and the Feds offer a  huge cash incentive program on a wide array of energy saving moves. Federal tax credits of 30% or up to $1,500 per year.

 Cameron’s  complimentary Home Energy Review  objectives are to create a priority money saving  list. A whole house approach can save a home up to 30% in energy costs each year.

 Ca my furnace  already  be 20 years old, ugh. Although regularly cleaned and serviced  I  may be ready to save $350 or 25% from  Oregon if I replace it  with a  sealed combustion condensing furnace.  

The average household spends 400-600 per year on water heating making it the 2nd largest energy cost . I was most interested in long endless guiltless showers  and a $200.00 break on a gas tank less  hot water . 

My 1958 home most certainly may have some draft issues, especially since my wife and I are hardly North westerners and tend to keep windows open for fresh air even during the winter months.  So Cameron  didn’t  go  to deep into  details on  the benefits of performing air leakage  or duct  sealing.  We are also  a ductless family.

To my surprise , new windows are not the highest priority energy saving investment

 Windows just don’t have as high an insulation factor as walls.    New windows  definitely do increase  Real Estate Values  and curb appeal.   

By far the  most impressive incentives  $5200 are for Solar electric. But our Real Estate  is particularly un-solar, surrounded by one of the densest  oldest forest s in the Portland Suburbs. 

If you have been thinking of a  new appliance or two Potential Oregon Tax Credits  are available for energy star rated  $90.00 for refrigerators,  $180- clothes  washer $80.00 dishwasher .

A  nice bonus  of the energy audit for your Portland  Urban or Suburban Home is  free replacement  of  to cfl  bulbs ,  replacement  to  more efficient  water faucet aerators and showerheads.
