It might seem like a stretch to compare Alberta Arts today to living to NE Portland lifestyles during the Leave It it to Beaver 50′s. Yet Young parents and little children wearing bike helmets and ice cream smiles seems to cover the sidewalks on recent laid back sunny winter Alberta day . 

New Seasons on 33rd a couple of block up from Alberta could almost qualify as our 2nd residence. Carts with floating gardens of kale, carrots, apples headed to parking in front of the cute small bungaloe homes. 

The brilliant metal sculpture Alberta Arts sign a vision of a fluttering flock of black metal crows settling down on the east side of the street inviting future crowds to the series of last  last thursdays and the Alberta st fair on 8.11 in 12.

Too easy to be lured into Café Vita’s vegetarian and vegan fare by the affordable prices.  The Alberta Rose Theatre once known in many different incarnations as the Alameda Theater, Macedonia Church of God and Victory Outreach Church and the 1st black owned theatre in Portland.

My favorite local nonprofit MESO is housed in the Black United Fund building offering much needed Professional microcredit capacity building for a diverse array of small fledgling local entrepreneurs.

New Ultra modern townhouse units have recently flown off the market. Traditional and Contemporary Skinnies are found on many of the side streets.

 

The eclectic combination of colorful restored streetcar buildings, Scattered Quansit huts office buildings, new ultra modern mixed buildings seems to invite a frenzy of funk, color and poster totem Poles.

The Siam Society seems to have a bit of magic about the old power station building. Its doesn’t ever seem to open when I am in the neighborhood.

A wide mix of home styles stretch south and north of Alberta from 15th to 33rd up to Fernwood Park And Concordia College. Expect Infill to pick up this year. Inventory for New and Restored homes in the area in neighborhood is low . Affordable fixers are even more difficult to find.

According to the most recent estimates, the sea level is expected to rise by about 1 meter (3.28 feet) — on average — in the next 100 years.  There have been recent and very clear warnings from the US scientific community that we are perilously close to a climate change tipping point. It is likely we will see a warming of 2 °C to 3 °C this century with a planetary energy imbalance sufficient to melt enough ice to raise sea level by several meters

 More than 50% of all Americans live in and around coastal cities and towns. It is important to understand the point at which sea level rise creates an untenable situation in the US currently dangerously close to this threshold at 383 ppm.  The levels are rising annually by 2ppm and unless we make major changes it is likely to cause catastrophic global consequences with major portions of our major coastal cities underwater.   

 During the last interglacial period, 125,000 years ago, when the earth was this warm, sea level was four to six meters higher than today.

  • Building is a major source of global demand for energy and the materials is associated with produces greenhouse gas.
  •  The Objective is slowing growth rate (ghg)  reversing key climate changes by keeping global average temps below 2c pre industrial levels.

 The  Challenge

 All new building,  development and  major renovations are designed to meet fossil fuel, (ghg) emitting, energy consumption, performance  standards to 60% of region average for building.

 An equal amount of existing building area renovated annually.   

 Fossil fuel reduction standards for all new buildings and major renovations increase

70%  2015       80%  2020    90%  2025   Carbon neutral by 2030

 

There are targets can be accomplished by implementing innovative sustainable design strategies,  generating on site renewable power and the purchase of 20% maximum renewable energy.

 Buildings  are the problem consuming more energy and are the greatest contributor of climate change

Recent Actions Starting to Make Changes

  •    Government officials meeting in Charlotte, North Carolina voted to improve the 2012 International Energy Conservation Code (IECC) standard by 30% beyond the 2006 IECC
  •  Adopted proposals offered by the U.S. Department of Energy, New Buildings Institute, AIA and EECC addressed the 30% improvement, laying a strong foundation for future IECC building energy code reductions.
  •     The 50% improvement will meet the next energy reduction target called for by the 2030 Challenge and by legislation passed in the House of Representatives (HR.2454) and in Senate Bills S.1462 and S.3464.


  •  “This is the first step on our way to carbon neutral buildings by 2030,” said Edward Mazria, CEO of Architecture 2030. “The next steps include timely state and local government adoption of the new code and improving the IECC code standard by 50% beyond 2006 IECC in 2015.”
